Amendment C001 (Mansfield)
The amendment implements a comprehensive review of the Mansfield Planning Scheme through the following planning scheme changes: Rezones land throughout Mansfield Shire to various zones. Applies the Development Plan Overlay 3, (Rural Living Zone 1) to an area of land on the southern side of Tabletop Road, Tolmie. Applies the Development Plan Overlay 3 (Rural Living Zone 2) to lands at the western and north-eastern area of the village of Merton. Applies the Development Plan Overlay 3 (Rural Living Zone 1) to land north and north-east of Bonnie Doon. Applies the Development Plan Overlay 3 (Rural Living Zone 1) to land north of Dry Creek Road, Bonnie Doon. Applies the Development Plan Overlay 2 (Residential 1 Zone) to land on the eastern side of Mansfield - Whitfield Road, Mansfield and the Development Plan Overlay 3 (Rural Living Zone 1) to land on the western side of Stoneleigh Road and Rifle Butt Road. Applies the Development Plan Overlay 1 (Residential 1 Zone) to land north of Maroondah Highway and the Development Plan Overlay 2 (Low Density Residential Zone) to land on the eastern and western side of Kidston Parade, Mansfield. Applies the Design and Development Overlay 1 (Business 1 Zone) to a small area of land on the southern side of the Maroondah Highway and north of Curia Street to guide the design and development of buildings on the land. Applies the Environmental Audit Overlay (Residential 1 Zone) to land in Walker Street, Mansfield. Applies the Design and Development Overlay 1 (Business 1 Zone) to land on the northern side of Mt Buller Road, west of Greenvale Lane, Mansfield (Mixed Use Zone) and land to the west of Greenvale Lane, Mansfield. Applies the Development Plan Overlay 1 (Residential 1 Zone) to land on the eastern side of Mansfield Whitfield Road, on the eastern side of the Mansfield township, and various other parcels of land. Applies the Environmental Audit Overlay (Residential 1 Zone) to land in Kitchen Street, Mansfield. Applies the Design and Development Overlay 1 (Mixed Use Zone) to land on the northern and southern sides of the Mount Buller Road, adjacent to the settlement of Merrijig. Applies the Development Plan Overlay 1 (Residential 1 Zone) to land on the northern and southern sides of the Mount Buller Road, adjacent to the settlement of Merrijig. Applies the Development Plan Overlay 1 (Residential 1 Zone) to land on the northern and southern sides of the Mount Buller Road, Sawmill Settlement. Applies the Development Plan Overlay 1 (Residential 1 Zone) to land on the northern and southern sides of the Mount Buller Road, Sawmill Settlement. Applies the Development Plan Overlay 2 (Low Density Residential Zone) to land on the southern side of Hills Road, Goughs Bay. Applies the Development Plan Overlay 3 (Rural Living Zone) to land on the northern side of Waterson Road, Jamieson. Applies the Development Plan Overlay 3 (Rural Living Zone) to land on the southern side of Waterson Road, Jamieson. Removes the Environmental Audit Overlay from land on the eastern side of the Mansfield Woods Point Road, Jamieson. Replaces the whole of the Municipal Strategic Statement and Local Policies. Inserts the Mixed Use Zone and the Schedule. Deletes Rural Zone and the Schedule. Deletes Environmental Rural Zone and the Schedule. Amends Schedule 1 to the Rural Living Zone and inserts a new Schedule 2. Inserts Rural Conservation Zone and the Schedule. Inserts the Farming Zone and Schedule. Replaces Schedule 3 Special Use Zone with new schedule 1. Inserts Comprehensive Development Zone and Schedule 1. Replaces Schedule 2 Environmental Significance Overlay with a new Schedule 1. Replaces Schedule 3 Environmental Significance Overlay with a new Schedule 2. Replaces Schedule 4 Vegetation Protection Overlay with a new Schedule 1. Replaces Schedule 2 Significant Landscape Overlay with a new Schedule 1. Replaces Schedule 3 Significant Landscape Overlay with a new Schedule 2. Inserts new Clause Design and Development Overlay and Schedule 1. Replaces Schedule 1 to the Development Plan Overlay with a new Schedule 1. Replaces Schedule 2 to the Development Plan Overlay, with a new Schedule 2. Inserts new Schedule 3 to the Development Plan Overlay. Amends the Schedule to Clause 61.01 61.04(inclusive), the Schedule to Clause 66.04 and schedule to Clause 81.
