Modifies clause 21.22 to clearly articulate the development vision objectives and strategies for the Heales Road Industrial Estate (HRIE)| Rezones approximately 85 hectares of land generally fronting the Geelong Ring Road from the Industrial 2 Zone to the Industrial 1 Zone to: - Clearly defines this land as being suitable for a range of manufacturing and production support industries seeking high amenity high exposure sites| - Clearly directs heavy industries that require substantial buffer zones to other parts of the Heales Road Industrial Estate that are within the Industrial 2 Zone. Applies a schedule to the Design and Development Overlay to all land within the estate to: - Ensures that all development responds appropriately to the opportunities and environs of the state| - Ensures that development on land adjacent to major transport routes particularly the Geelong Road presents an attractive frontage to those routes| and - Establishes different minimum lot sizes for different precincts within the estate.
