The amendment applies to land identified in the Mildura Retail Strategy 2010 Irymple Structure Plan (September 2010) and the Fifteenth and Deakin Structure Plan (September 2010) and includes commercial zoned land within the urban area of Mildura and towns of Merbein Irymple and Red Cliffs: Rezone land affected by the amendment in the Fifteenth and Deakin Structure Plan as follows: Industrial 1 zoned land on north west side of San Mateo Ave south of The Boulevard to Business 1 Zone| Business 4 zoned land on the north west corner of Fifteenth Street and San Mateo Ave to Business 1 Zone| Business 4 zoned land on the south west corner of Fifteenth St and San Mateo Ave to Business 1 Zone| and Industrial 1 zoned land on the south eastern side of San Mateo Ave north of Fifteenth St to Business 4 Zone. Rezone land affected by the amendment in the Irymple Structure Plan as follows: Business 1 zoned land north west of the corner of Fifteenth St and Karadoc Ave to a Mixed Use Zone| Industrial 1 zoned land on the south west corner of Fifteenth St and Koorlong Ave to a Mixed Use Zone| Industrial 1 zoned land bound by Koorlong Ave north side of Aurora Ave west side of Waltham Ave and the railway line to a Mixed Use Zone. Include land affected by the amendment or part thereof in a Design and Development Overlay and Environmental Audit Overlay. Modify the Municipal Strategic Statement to reflect the directions and recommendations of Council s three adopted strategic documents listed above.
