The amendment applies to land at 1 3 25 and 25-29 Nepean Highway and 143 Warrigal Road Mentone. The land comprises several parcels including the existing Renault Car Dealership the existing Bunnings premises the existing Subaru Car Dealership several restricted retail premises fronting the Nepean Highway Reg Marlow Reserve fronting Warrigal Road and the existing land occupied by Austrim Nylex (the Nylex site). Seek to facilitate the redevelopment of the existing Nylex site at 25 Nepean Highway from an Industrial 1 Zone and part Residential 1 Zone to part Business 4 Zone and part Residential 1 Zone. The submission prepared by urbisJHD indicates the land to be zoned Business 4 would be used for restricted retailing. The amendment also seeks to rezone existing commercial land uses adjoining the Nylex site currently zoned as Industrial 1 to the Business 4 Zone so consistent and more appropriate land use zones are applied to existing commercial activity. Apply a Development Plan Overlay to the Nylex site to facilitate the future use and development of the land. Make changes to the Residential Land Use the Retail and Commercial Land Use and the Industrial Land Use Framework Plans of the Kingston Municipal Strategic Statement. These changes are made in order to better reflect the future strategic outcomes sought by the Planning Authority and Land Owners. Include the whole of the subject land within an Environmental Audit Overlay to ensure that any potential contamination issues are addressed prior to a sensitive land use commencing. Correct a zoning anomaly by including a small portion of the adjoining Reg Marlow Reserve in the Public Park and Recreation Zone.
