Amendment C021 (Bass Coast)
The Amendment allows for the use and development of the Bass Crossing Golf Links Resort on the south-west corner of the Phillip Island Tourist Road and Punchbowl Road, San Remo. The amendment will rezone part of the site from Rural Zone to Residential 1 Zone to allow residential and unit development. It will introduce a new Design and Development Overlay Schedule (Bass Crossing Golf Links Resort) over that part of the site to be rezoned Residential 1 Zone to guide and control development and to encourage integration of the resort. Introduces a new Incorporated Plan Overlay Schedule (Bass Crossing Golf Links Resort Development) over the whole of the site. Incorporates the Bass Crossing Golf Links Incorporated Plan October 2002 into the planning scheme, which wiill control and facilitate the development of an integrated golf resort, including a golf course, clubhouse, accommodation facilities, resort housing and unit development. The amendment will also delete Significance Landscape Overlay Schedule 2 - Strzelecki foothills over that part of the site to be affected by Design and Development Overlay Schedule (Bass Crossing Golf Links Resort) and Introduce Bass Crossing Building Design Guidelines as a reference document in the planning scheme.
