The amendment applies to land situated at 8656 Murray Valley Highway, Yarrawonga. It will rezone land from RUZ to CDZ. The land is located between Botts Road to the west, Hogans Road to the east and Lake Mulwala to the north. The amendment: - Rezones the land from Rural Zone (RUZ) to Comprehensive Development Zone (CDZ) with an incorporated development plan titled 'Project Yarrawonga Lifestyle, Tourism, Residential and Golf Course Comprehensive Development Concept Plan'. - Removes the Development Plan Overlay (DPO3) - Land on the North side of Murray Valley Highway, between Botts Road and Hogans Road, Yarrawonga from the land. - Removes the Development Plan Overlay Schedule 3 (DPO3) from the Planning Scheme. - Removes the Significant Landscape Overlay - Lake Mulwala Surrounds (SLO1) from the land. - Inserts the Comprehensive Development Zone as Clause 37.02 to the Planning Scheme and includes Schedule 1 to the Zone. - Inserts an exemption clause stating ' a permit is not required to construct a building or construct or carry out works that meet the design guideline objectives of the Comprehensive Development Zone prepared in accordance with the Project Yarrawonga Lifestyle, Tourism, Residential and Golf Course Comprehensive Development Concept Plan' to the Schedule to the Floodway Overlay (RFO). - Deletes the current wording of Clause 21.04-4 Settlement Strategies - Yarrawonga to Bathumi Corridor (Precinct B) and adds wording to state: - Development must be in accordance with Project Yarrawonga Lifestyle, Tourism, Residential and Golf Course Comprehensive Development Concept Plan. - Amends the wording of Clause 21.04-5 - Yarrawonga Town Structure Plan in reference to the subject land to state 'Residential, golf course and tourist facilities'. - Amends Clause 21.04-5 Yarrawonga to Bathumi Structure Plan in reference to the subject site to state 'Residential, golf course and tourist facilities'. - Deletes from Clause 21.04-5 Yarrawonga to Bathumi Structure Plan in reference to the subject site the wording 'up to 60 years supply, eventual subdivision to be controlled via a Development Plan Overlay. No rezoning until residential land supply is closer to 10 years'. - Inserts the statement 'apply the Comprehensive Development Zone to land identified as Precinct B of the Yarrawonga Bathumi Structure Plan' to Clause 21.04-6 Settlement Implementation. - Incorporates the Project Yarrawonga Lifestyle, Tourism, Residential and Golf Course Comprehensive Development Concept Plan to the Schedule to Clause 81 of the Moira Planning Scheme. - Allows a range of land uses to be developed on the land in accordance with the schedule to the Comprehensive Development Zone. - Allows the integrated development and subdivision of a lifestyle, tourist, residential and golf course development on the land in accordance to the Project Yarrawonga Lifestyle, Tourism, Residential and Golf Course Comprehensive Concept Plan.
