Amendment C019 (Baw Baw)

This Amendment includes a concurrent Town Planning permit application (No. 02351) for a subdivision of the land to be rezoned into 42 Lots as part of a wider 125 lot subdivision. Both applications are being considered under the combined process set out in Section 96A of the Planning and Environment Act 1987| The Amendment affects the land described as CA 92B and Part CAs 80 80A & 92 Drouin East Parish Burke Street Warragul| The Amendment proposes to rezone that part of the land zoned Low Density Residential Zone and Rural Zone to the Residential 1 Zone| That part of the land currently in the Residential 1 Zone is to be subdivided into standard residential lots. To facilitate connectivity throughout the subdivision of the entire site and allow better utilisation of the site it is considered that a Residential 1 Zone is more appropriate. This zone will provide more flexibility in lot sizes so that a transition in lot sizes between the east side of the site and the Low Density Residential Zone to the west can be provided.
